I was talking to an international realtor this week and we were discussing the hot markets in America. She had talked to international buyers that all mentioned the Cleveland Ohio area has been a great place to buy.

They were right there are a lot of suburbs to buy in the Cleveland Ohio area, one in particular that we started purchasing and recently is Lakewood Ohio which is voted by BusinessWeek as a best place to raise a family. We have two duplexes over there that cash flow over 20% per year. Not only that the equity position is substantial in some cases double what they paid for the property.

In the Cleveland Heights area we are closing on a property that already has a recent owner of the property living in. She is been there for 30 years and lost the property via foreclosure, so when we purchase it she asked us if she could rent it. Living there 30 years means she probably wants to stay there and will be a great tenant. We met with her with her with our property management and she signed a two-year lease to stay in the property. That means our client will cash flow immediately.

In another property that we just finished in Euclid Ohio, we lease optioned that property for $35,000 more than our client pay for. We also have the property cash flowing over $700 per month net before you finished. I would say that’s a pretty hot market and it market I am in with my clients. This house is 1 mile from Lake Erie.

The give you one more example although I have many, we had a duplex in Lakewood the four-bedroom two bath units. Not even being close to done in fact four weeks out from finishing, we had one side rented $1050 a month. We currently have four people wanting the other side when it is completed for $1050. Our client will net $1400 per month and will have a substantial equity position.

These are just a few of the deals that we have done recently and there are a lot more I could tell you about. The Cleveland area is very hot not only for rentals but in some cities they have great lease option and sell areas. With the low employment and the great facilities of a big city that Cleveland has this area is a great area to start investing in. In fact we see prices going up slightly in the foreclosure market that we purchase properties in and in the suburbs. So time may be short to buy these unbelievable deals that cash flow at 14% and up.

So see for yourself that Cleveland is a great place to invest in and with a growing economy in this area people are moving here to have financial freedom. With all the turmoil and war going on in the Middle East especially Syria, there are a lot foreign investors that are buying in the United States. In fact Lakewood Ohio was voted by BusinessWeek as a best place to raise a family in the United States. That really isn’t all that surprising when you look at the great school systems (number five in the nation) and a great family activities that exists in the neighborhoods in the Cleveland area.

Being a a very old city, Cleveland was set up with small suburbs around it.
Most cities in the Cleveland area consists of a 6 mile radius and all of them have their own local government and police force. This allows for the areas crime rates to be extremely low.

So when you’re looking at a place to put your money look at the great returns and yields that the Cleveland Ohio area has to offer. Systems are important if you’re going to get into the real estate game. I talked to a lot of investors every week and I like to share one of there thoughts and what their saying about the market.

I got a call yesterday from a couple I had had dinner with about three years ago and I know they were investing in a different area. He told me that the system there was weak and that the numbers were not what they had told him. He also said they did not have a system set up to deal with the day to day issues with his properties. I have a conference call with him on Tuesday night so he can start investing in the rooftop investment area with our state-of-the-art system.

Our system is a detailed way for you to make money in real estate we understand that there are many different facets to owning a investment property. First and foremost is the buying and the rehabbing of the property which we do. We have in-house construction and in-house license real estate agents that understand what type of properties we need for clients and the areas we want to buy them in. We do not buy in some areas because of the deterioration of that area. Every city has bad areas and you need to know what those areas are and make sure that your not in them. Just because they’re very cheap doesn’t mean they’re good deal, even when the market turns around you may not really have any equity in these types of areas.

The other part of the system is the management and maintenance of your property. Investors seem to forget about this when their purchasing investment properties, they get all excited on the deal and do not check out if there is a system in place to manage and maintain the property. That’s where we come in we are a company that has those systems set up for our investors. Management and maintenance can be a long drawn out thing if you do not have the right people doing it. For example last week we purchased a home in Cleveland Heights and we had to get the heat turned on immediately because of the cold. This will sometimes bust your water lines and damaged the home. In today’s real estate game you need to have not only a great property but a system that helps ensure your success in this market. Today’s real estate is much different than the past real estate days. The thing to remember is there are always great wealth to access in real estate in every market.

In today’s market I really like the cash flow game because of the low entry price and the high rents. I know my area we get extremely high rents and our net cash flows after expenses is 14% – 21% just on the rental income. The equity is also a great factor, but the only gauge to go by is what it’s worth in today’s market. I see a lot of ads stating that the homes sold for this or that in 2006. That has nothing to do with today’s market.

Cash flow is a great way to buy-and-hold your property until we get back to the flipping of properties type market. If you study any history you know that people like the Rockefellers created most their wealth in down times. I know in the Cleveland area I just purchase a beautiful three bedroom two bath property, on a great street. The house was only $13,000! Imagine buying a house for $13,000 I mean that was the prices during the Mayberry episodes. I remember watching one episode where the home was $7000 they felt I was not at that time. I flew all over this United States of America and checked out many different places to invest in . I’ve also looked at what other people in my industry are promoting. I came up with Cleveland Ohio being the best place to invest why?

The Midwest was hit the hardest in this economic downturn, but they have adjusted to the new type of economy that will be the future. For example Cleveland clinic just finished a $400 million upgrade, Progressive Insurance is in Cleveland. Also there are 25 universities and colleges that surround this area. They have basically went from a blue-collar type area to a white-collar let me give you some more examples.

University Hospital just finished a new and beautiful complex that employees thousands of people in the medical field. This hospital has many campuses in the Cleveland area and they are known for their cancer treatments. They are the second biggest hospital in the Cleveland area.

Lastly and there are a lot more industries that have been here a long time and are here to stay. Let me give you one example Lincoln electric in Euclid a suburb of Cleveland. This company employees thousands of people and have been in Cleveland area for 50+ years. So as you can see this area has a lot to offer one more example Nestlé’s has a large Stouffer’s frozen food plan and Solon Ohio right outside of Cleveland. Great industry as long as everyone keeps eating ; )

I personally talked to a lot of people this week and noticed that there was a perception that some secret list exist from the banks and no one else sees for great deals on real estate. Anybody telling you that is not being truthful. It’s a law that all properties that are bank foreclosed or government foreclosed must be given to the general public for purchase before anything else is done with that property.

For example some agencies requires a property to be on the market for 15 days, before an investor can even bid on it or purchase the property.

Secret to success in real estate is being there to buy the property quickly when it is right to do so.. Example this week I purchased a property in Cleveland Heights Ohio, on a great street and a great neighborhood that will rent for $950 a month. This home was in the estate sale.

The seller came to me because they know we are in the business to buy homes quickly for cash.. They originally wanted $18,000 for the home but we knew that was too high. After 60 days of not being successful in selling the house they came back to us and we just purchased it for $13,000. That is a great deal and that is a deal that will not be on the public market. Our clients will get this property for $13,000.

So the secret to investing is having the right advisors buying the properties for you. Great properties do not last more than one day to a week.. One More example we put a bid on a hot property that had 15 other offers already on it. The seller knew that we would close the deal quickly and awarded us with the contract. In today’s market it seems like investor is a bad word in Washington DC. Investors in my mind are the greatest asset that Real estate could have. Investors require no government handouts they risk their own capital.

Being a real estate investor I understand that we take a lot of calculated risk, and rehab a lot of ugly homes. We go into neighborhoods and buy as is homes and bring them up the code for potential sale or rental of the property. To me that’s an asset and that’s something that should be encouraged not discourage..

Investors also employ a lot of different people, I know my case my company employees around 30 – 50 people all the time. Our investors have created many full-time positions in my company. To me that’s a great thing for this economy, and the neighborhoods we service. They in turn make great cash flow and profit on the homes. Just like banks would if they serviced these people.

Real estate prices will skyrocket when people can get better mortgages. The regulations right now have way to many regulations and need some tweaking in order for the average citizen to purchase a home. I’m not saying that everybody can’t buy home right now I’m just saying there are a lot of people that want to and can’t. Remember the real estate rule that say’s prices will go up as inventory shrinks, and investors help decrease inventory and give people a great place to live. So as an investor stand fast and understand that you are great for this economy and you should be compensated for your risk. Making money in real estate is a great thing and is very available today for investors.

One last thing I’ve noticed in this market there are a lot of investors that are selling on LAND contracts and lease options. So they are becoming basically banks they give people different types of mortgages. I believe this market will grow for the next two years, and lenders will have to loosen their regulations and be sensible and safe for them and the buyer. I’ve always been an idea guy that tried to always think of new ways to generate income for my clients. This year will be no different, we have some brand-new and great ideas coming out for our clients to maximize their profit. When you have ideas you have to kind of look for the future for 2012, so I want to go over a few things that I think may happen this year.
I think as realtors and real estate investors we should be watching the lending part of real estate. Right now the regulations are very tight and few people can get mortgages. I think in 2012 they will be losing it up, and make a little easier for people to get mortgages. That’s exciting as an investor because that means prices will be going up.
I don’t expect the first half of 2012 to be much different than last year, but it is an election year and things need to happen. I believe that Washington will finally figure out that people need to get mortgages. So they’ll be the first thing I’ll be watching for in 2012.
Rooftop investment will be coming out with some new areas to buy in, and some different type of real estate the cash flows. Our goal is to get our clients a 15% or better return on their cash flow net income. We do not count the equity only the net cash flow on your investment amount. This is a buyers market and in a buyers market there are great deals on real estate. Also in a buyers market it’s a great rental market, if people can’t get mortgages they have to rent or lease option. So until the banks figured out that people need mortgages, we make our clients 15% or better and show people through lease options how to buy their homes at a later date.
Rooftop investment generates over $1 million a year in gross rent and lease option receipts so we know that there are people out there that like to rent or lease option. I read a lot of history on real estate and the people that made a lot of in Real Estate Investing, I noticed the richest ones did it during the trying times. I believe that we are close to ending those trying times and now may be a great time to get into the real estate game., 2012 could be the turning year that the banks and mortgage companies start lending again.
I heard a prominent realtor tell the news that he had talked to the lenders and they told him that many new mortgage products are coming down the chute. That’s great news for investors and sellers, that means that prices will be going up on real estate in the latter part of 2012. That’s just a prediction , I can never really figure out what Washington does half the time anyway. But I do think that they will have to address the real estate issue (being an election year) because there is a lot of wealth and jobs there attached to our industry.
So as you go today celebrate this New Year and remember that there are a lot of new and exciting ideas to make money in 2012. I really thought about not writing anything for Christmas but I’m flying high in an airplane and got enthused. This is not a anything about Real Estate it’s just a story for Chrismas.

There are families together today and enjoying egg nog and opening gifts not thinking of anything bad. Wow don’t you wish everyone was like that every day of the year? Why is that not the case?

Maybe after Christmas people should make a New Years resolution to get happier in 2012. Learning to be happier with where you are today effects your future plans and ambishions. Being in business, I understand that there are highs and lows in life, but if you really look at things you’re probably doing ok.

I know I need to work on being happier, and I’m sure most everyone else does too. Make a decision or New Years resolution that you will do what you need to do to move forward with your dreams, but be happy and enjoy the moments while your getting your dreams fulfilled. Doing that will heighten your dreams and your plans will be more successful. It sure worked for me.

Challenges with your dreams is a time to learn, and to move forward. Christmas teaches us to be kind to other people, which is really a great thing to do all year long.

I am inspired by my brother. He was hit by a drunk driver in 2005 and is now confined to a wheelchair. I’m amazed how he still enjoys his life ,even with all that he has to endure; many trips to the doctor and hospital. He still trys to keep everything in prospective, and enjoy’s everyday he has with his family.

The lady that hit him obviously was not a happy person. Her dreams are over and really so are my brothers’. Her unhappiness effected not only her, but my whole family, especially my brother’s wife, son and daughter. My brother was a cop. his dream job. The woman who changed my brother’s dreams forever is spending 15 years behind bars, all because she didn’t have dreams and enjoy her journey through life. Her unhappiness didn’t just effect her, it effected others.

So after Christmas make a New Years Resolution to go after your dreams and ambitions, but make sure you enjoy every minute of the journey. Make everyday Friday! Life is Short as Caribou Coffee says. Merry Christmas and Happy Holidays! I’ll get back to Real Estate next week.
